Terms and Conditions

GREYLEIGH ACCOMMODATION BOOKING TERMS & CONDITIONS PART A - ACCOMMODATION • Accommodation is available for exclusive use of Greyleigh and hire includes both homes: (a) Greyleigh Homestead (3 bedroom 3 bathroom sleeps 10) (b) Greyleigh Guest House (3 bedroom 2 bathrooms sleeps 6) • Accommodation has a 2-night minimum. Some peak periods will have a longer minimum period Easter Christmas and long weekends all have a 3 night minimum. • You must be a minimum of 18 years of age to book the accommodation. • Wedding accommodation package – check-in day is one day prior to wedding check-out is the morning after the wedding unless additional accommodation is booked prior. • Guests may extend their stay either side of the minimum requirement if they wish to enjoy more time at Greyleigh subject to availability. • Loss of Greyleigh house keys guest will be charged $500 for replacement and re keying of locks management must be informed immediately. • One set of keys per home is provided at check-in. • Keys may be left on the dining room table at check-out. PART B – OFFICE INFORMATION OFFICE HOURS • Our office is open Monday to Friday 8am – 4pm Saturday and Sunday by appointment for arrivals and departures. • In-House Guests that need assistance should call within office hours. • In-House Guests that need emergency after hours assistance please call 0497 432 432 and leave a voicemail. The person in charge for the evening will get back to you as soon as they can. CHECK-IN & CHECK-OUT • Check-in is from 3pm time must be advised prior Check-out time is 10am. • Later departures may be available and subject to availability fees may apply please check availability with management on arrival. Or why not take advantage of our discounted Sunday rates and stay an extra night. PART C – ADDITIONAL REQUIREMENTS HOUSEKEEPING • Additional towels are available please contact the office. • A housekeeping service is provided every 3 days for stays longer than 5 days. • Should you require additional housekeeping services we are happy to arrange for you at an additional cost. • Pool towels are provided and are located in the laundry in each home. • If renting both homes please do not move the furniture & utensils around or between the homes. EXTRA BEDDING • Extra rollaway bed is available with a maximum of 2 extra persons permitted per house charge for this is $100 per person per night per house and must be booked prior to arrival. • We can provide porta cots with linen for an additional $50 per night per cot and these must be booked prior to arrival. EXTRA CLEANING/SERVICES • Please leave your accommodation and yard in a clean and tidy condition. • Please ensure the property is secure with all doors and windows locked on departure. • Please ensure all dishes are washed and put back into cupboards and all rubbish is removed and placed into the appropriate rubbish bins. Failure to do so will incur a charge for extra cleaning and/or excessive rubbish removal. PART D - GENERAL AMENITIES • Luxury bathroom amenities are provided for your stay. • Initial bathroom kitchen and laundry supplies are provided any additional requirements are available from our local supermarkets which are a short drive away. • You may help yourself to the eggs farm produce garden and the orchard during your stay. CHILDREN • Children must be accompanied and supervised by adults at all times and in all areas of the property. Children under 14 must be accompanied in the pool area by an adult at all times. WILDLIFE & ANIMALS • Due to our rural location there can be snakes spiders ants flies insects and other wildlife will be present around the accommodation. If you cross paths with a snake please leave it be do not disturb it or try to move it along. • Please supervise children around the farm animals and do not allow children to annoy them. It could result in injury. • Greyleigh Kiama will not be held accountable for snake bites or injury from any farm animal or wildlife. PART E - RESTRICTIONS VISITORS • Guests are permitted to visit during your stay but must not sleep over unless pre-approved by management all visitors must vacate by 9pm. • Strictly no large groups or parties are permitted in any areas unless approved by Management. • Any guests found in breach of our visitor and no party policy in the accommodation will be asked to leave and automatic cancellation of their booking with no refund. • Any external caterers suppliers must be pre-approved to enter the property prior to stay and all contact details including insurance of such suppliers must be communicated via email to Greyleigh quoting your booking details. NOISE RESTRICTIONS • Greyleigh has an accommodation noise curfew. • Please be respectful of our neighbours and realise noise carries in rural areas. • No loud music at any times and all music must be off outside by 10pm. • All music must be moved inside the Homestead and Guest House after 10pm and be an acceptable level. Guests playing music or making excessive noise after 10pm will be asked to leave the property immediately and will not be accepted back onto the property. • Noise or unacceptable behaviour to neighbours will not be tolerated at any time. Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet. • The hiring of any musicians D.J’s or bands must be pre-approved prior to check-in by Greyleigh management. • If Greyleigh staff are required to be called out due to noise or other matters a call out fee of $500 will be applied from the preauthorisation. CAMPING/SLEEP-OUT RESTRICTIONS • Strictly no camping in tents at Greyleigh. • Strictly no sleeping-out in vehicles camper vans motorhomes buses etc. • Greyleigh staff patrol the entire property every night and anyone found infringing this policy will be asked to leave the property immediately and will not be accepted back onto the property. PETS • Pets are permitted subject to Management approval at time of booking. • Pets at Greyleigh requirements: all pet faeces be picked up and discarded in an appropriate bag and placed in our bins dogs must be washed and free of vermin prior to arrival please provide your own pet bed while at Greyleigh animals are not allowed on the beds and furniture and must be kept on a lead at all times outdoors. Pets cannot be left unattended at Greyleigh. • A cleaning fee of $500 will be charged if pets cause any additional cleaning and charges will apply for damage a pet may cause to any area of property. SMOKING • Both homes are strictly non-smoking indoors • Smoking is permitted in some outdoor areas only with an ashtray. • If infringed the guest who made the booking will be charged a cleaning fee of $500 if someone has been found to have smoked inside the home after departure. FIRES • Strictly no outside fires unless the fire is in a designated fire-pit at Greyleigh. • No fires in summer months (December January and February). • Fires are allowed outside of summer months pending any restrictions at the time. • Indoor fireplaces are allowed year-round and must be sufficiently controlled to not constitute a danger. • Automatic cancellation with no refund will occur if a fire is lit outside of the designated areas or if not approved by management. ROAD SAFETY • Guests are not to exceed 10km/h on the gravel roads. • Strictly no off-road driving at Greyleigh. • Please drive with caution as other guests and wildlife are present on the property. • Automatic cancellation with no refund will occur if a guest causes damage to the property by driving irresponsibility and police will be notified. • All other public road safety rules apply on Greyleigh property. DAMAGES • The guest who booked will be held accountable for all damages and losses caused at the accommodation by them their guests (including those by third party visiting the property) during the dates booked which may be subject to additional charges • All damages breakages or losses to the accommodation furniture furnishings and grounds are to be reported to the grounds manager immediately. • Please advise Greyleigh Management if you discover damage breakage or default or you have reason to suspect an item may be missing otherwise we will consider this to be a responsibility of the current guest and will be charged accordingly. • All damages or theft will be deducted from preauthorisation and in the event that damages or theft exceed $500 your on-file credit card will be charged accordingly. LIMIT OF LIABILITY • The roads and ground at Greyleigh can be uneven. Greyleigh does not accept any liability whatsoever for any injury damage loss delay additional expenses caused by uneven roads and ground. • Greyleigh is a large farm property and waste materials may exist on the ground in some areas. Greyleigh does not accept any liability whatsoever for any injury damage loss delay additional expenses caused by any waste materials on the ground. • Greyleigh reserves the right to decline a booking for any reason whatsoever at their absolute sole discretion. • All guests enter at own risk and Greyleigh is not liable for their losses. • No responsibility is taken for guest or approved visitor personal property or vehicle while on or left on the premises. • Lost property will be kept with Greyleigh Management for a total of 1 month following your stay. Any items of lost property returned to guests at cost. • It is the responsibility of the guest to claim any property left at Greyleigh by contacting management. • The guest indemnifies Greyleigh against and must pay Greyleigh on demand the amount of any loss which Greyleigh suffers or incurs arising out of or in connection with any loss of or damage to or loss of use of any real or personal property or the personal injury disease or illness (including mental illness) to or death of any person in relation to the guest’s visit or this agreement. • Without limiting the generality of this clause Greyleigh shall in no circumstances be liable for the direct indirect or consequential Loss or damage arising from this agreement suffered by the guest or any third party for any loss or damage. • The liability of the guest to indemnify Greyleigh will be reduced proportionally to the extent that a negligent act or omission of Greyleigh contributed to the loss. • Any claim by the guest against Greyleigh must be notified to Greyleigh within 7 days of the last day of the guest booking and adherence at the property after which any Claim made against Greyleigh will be time-barred and not enforceable. • It is not necessary for Greyleigh to incur expense or make any payment before enforcing a right of indemnity under this agreement. • This clause survives termination or expiry of this agreement. PART G – BOOKINGS AND PAYMENT • A 25% holding deposit is required to secure the accommodation. • Balance is payable 14 days prior to arrival. • A $500 preauthorisation is charged to your credit card on arrival and released after your stay if no additional charges apply. • House rates change daily and without notice please book you accommodation as soon as possible to secure it. We do not hold accommodation at any time. • Greyleigh reserves the right to pursue any outstanding amount as a debt owing and additionally: (a) interest at 2% above the bank bill swap rate will be chargeable on any outstanding amount in Greyleigh’s absolute discretion; and (b) any costs of enforcement for payment of any outstanding amount including legal costs will be payable by the relevant guest. CANCELLATION POLICY • We can transfer the booking to another agreeable time or apply a credit up to 12 months provided at least 48 hours is given prior to arrival and the booking dates can be refilled. • No refunds permitted for shortened stays in any case. • Travel insurance is always advisable. We recommend you take out travel insurance prior to arrival so that you can enjoy your enjoy stay at Greyleigh. • No refunds for cancellations due to bushfires pandemics air conditions and extreme weather events. When a guest needs to cancel their booking due to a bushfire or extreme weather event that prevents all direct access to the property a credit for the same number of nights and same property (no monetary value) will be offered. Credits are valid for 12 months and cannot be used for bookings on public holidays and long weekends. Credits can only be used for one booking at Greyleigh and cannot be used for split bookings. • Should Greyleigh management need to cancel for any reason (acting reasonably) a refund or credit will be offered at Greyleigh’s absolute discretion. • Guests who do not show up for their booking will not be entitled to a refund date change or credit.
