If cancelled within 7 days of your expected arrival, or in the case of a no show, then 100% of your booking will be retained. 1. Check-In Check-In Time: Standard check-in is from 2:00 PM to 6:00 PM. Easy self-check-in instructions and access key codes are sent to your provided email or phone number on the day of arrival. Please ensure your booking agent provides us with contact details. 2. Occupancy, Events, and Visitors Registered Guests Only: Only guests listed on the booking confirmation are permitted in the guestrooms and on the property overnight. Room capacity limits are strictly enforced. Strict No-Party Policy: Unauthorized parties are entirely prohibited. If guests are found to have held a party without explicit permission, they will be fully responsible for all extra cleaning charges. In the event that disruptions or excessive noise alert or disturb our neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with total forfeiture of all payments. 3. Smoking, Illegal Substances, and Fire Safety Smoking and vaping: is permitted but well away from the property and other guests. You may smoke at the pool area. Alternatively take a walk around the gardens. Smoking and vaping are prohibited inside all rooms, apartments, common indoor spaces, and on balconies or patios. Illegal Substances: We maintain a zero-tolerance policy for illegal behavior. If guests are suspected of carrying and/or using illegal drugs of any kind, local authorities will be engaged immediately, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. 4. Shared Facilities and Common Areas Shared Spaces: Please clean up after yourself when using communal areas, or shared lounge spaces. Please wash and put away any dishes or utensils you use. Quiet Hours: To ensure everyone enjoys the peaceful ambience and native birdlife, quiet hours are observed between 9:00 PM and 7:00 AM. 5. Swimming Pool and Outdoor Spaces Pool Safety: The outdoor swimming pool is available for all registered guests. Children under 8 years of age and weak swimmers are not permitted in or around the pool area without continuous adult supervision. Balconies and Terraces: Our property features an elevated balcony, patios, and terraces built into a pole-home structure. Children must be supervised by an adult at all times in these areas. 6. Breakfast: A continental breakfast featuring fresh, locally sourced seasonal fruits is available for a $30 fee. To request breakfast provisions, simply text our office on the day you check in. Alternatively, we can provide a $30 voucher per guest for one of Atherton’s wonderful cafes. We also have a BBQ available for use in the pool enclosure. Please clean the BBQ after use. Cleaning utensils can be found beside the BBQ. 7. Parking On-Site Parking: Complimentary private parking is available on site. If the main carpark is full, you are welcome to use the two additional parking spaces located on the lower side of the pool. 8. Pets not allowed. We hope you enjoy your stay at Atherton Blue Gum!
